Buying Process

Buying Property In Didim:


When you have decided on the right property for you, a 10% – 15% deposit is required to take it off the market.  We will then draw up a contract of sale between you and the seller, noting all the terms and conditions of the sale and setting a date for the completion and title deed change.  If you wish for your contract to be drawn up by a solicitor, we can arrange this for you and it will cost a solicitor fee of 1,000 TL (approximately £230 dependent on the rate of exchange). At this time we will need passport photocopies for each person to be named on the title deeds and 2 passport photographs per person. We can photocopy the passports for you and if you have not brought photos with you, we can take you to get them done here. 

 

Please be aware, it is not a legal requirement to have a solicitor draw up a contract here. In the main, contracts are standard documents, with any additional agreements added, but it is entirely your choice either way.

 

As a professional Estate Agency, it is our responsibility to check the title deeds with the land registry and council to ensure there are no debts against it and, if you chose to use a solicitor, he will also perform these searches.

 

As a foreign national buying Turkish property, a land registary search in your name is required at a cost of 700tl (approximately £160 dependent on the rate of exchange). This is necessary because the law states that foreign nationals cannot own property or land within certain areas near to army bases or anything army owned.  This used to take 6-8 weeks but can now be completed in just one day.

 

On the exchange date, as listed in your contract, you will pay the balance outstanding and the TAPU office will issue the deeds to you making you the legal owner/s.

 

If you're buying a new villa or independent property, you will need electric and water meters and this will cost approximately 1,300 Tl, which is around £300, again dependent on the exchange rate.

 

If you plan to install telephone and Internet at the property, you will need to apply for a residency permit, which will take around one week.

 

Buying Land in Turkey:

 

The process for buying land in Turkey is the same as buying property. However, as a foreign national you are only allowed to buy a maximum of 2.5 hectars. 

 

If you wish to buy a larger plot for development, then you can open a Turkish company which will allow you to buy any size.  It will cost around 9,000 TL (approximately £2000 dependent on the rate of exchange) and to keep this company active you will need to pay an accountant, taxes, admin fees and insurances and in total, this will cost an estimated 19,000 Tl per annum (around £4,500). Alternatively, if you are looking to develop, we have own many plots in perfect locations, ripe for development and we can join together in a project, with us as the landowners and builders.

 

Property Design and Build in Didim:

 

If you would like a house designed and built for you, the process is as follows:

 

We will find you the land that matches your requirement, discuss your ideas and show you our building portfolio to agree on the perfect design for you. An architect will then draw up the plans and the 3D impressions of the property and once you have made your choice, 30% of the total purchase price is required as a deposit for us to get started.

 

Once the shell of the ground floor is complete, a further 20% becomes payable. Once the full shell is complete, a further 30% becomes payable. The final 20% is to be paid on completion and issue of your deeds from the TAPU office.

 

All of this information along with terms and conditions will be laid out in your contract of purchase.

 

To build your dream home in Turkey will take approximately 6 months to complete.

 

NB: As this is a tourist resort, building is not allowed to take place between the months of May and September and therefore, any new build will not be started until September 15th 2016.
